Lower Mainland — North Vancouver, BC
North Vancouver — the City and the District — rises from the waterfront up into the Coast Mountains. This dramatic terrain defines every outdoor project here. Properties in Lower Lonsdale enjoy relatively flat access near the Quay, but move up to Lynn Valley, Edgemont, or Deep Cove and you're dealing with serious elevation changes, rock faces, and forested lots. The North Shore's rainfall is the highest in the Lower Mainland, making drainage engineering critical for any hardscaping project. RainCity builds walls, patios, and landscapes that handle the water North Vancouver throws at them.

Common questions from North Vancouver homeowners about landscaping and hardscaping.
North Vancouver is among the most expensive areas for landscaping in the Lower Mainland due to steep terrain, rock excavation, and drainage requirements. Basic work starts at $5,000-$10,000, while hillside hardscaping with retaining walls, stairs, and drainage systems ranges from $20,000-$50,000+. Lower Lonsdale properties on flatter ground are more affordable.
Both the City and District of North Vancouver require building permits for retaining walls over 1.2 metres in exposed height. On the North Shore, most significant retaining walls exceed this threshold. Walls supporting driveways, near property lines, or on slopes above structures may also require engineering certification. We coordinate all permitting.
The North Shore's heavy rainfall makes the May-September window the most productive for hardscaping. That said, well-drained sites can support work into October. Retaining walls on rock faces can proceed in light rain. Plan and book in winter for a spring start — North Van crews fill up fast due to the short building window.
