When Is the Best Time to Lay Sod in Metro Vancouver and the Lower Mainland?

Timing your sod installation correctly is the difference between a lush, established lawn in 6 weeks and a patchy, struggling one that takes months to root. In the Lower Mainland, our mild coastal climate gives us a wider sod-laying window than most of Canada, but there are still better and worse times to do it. This guide walks you through each season so you can pick the optimal window for your property.

The short answer: early fall (mid-September through October) is the best time to lay sod in the Lower Mainland, with early spring (March through April) as the second-best window. But every season has its considerations, and sometimes the best time is simply when your project schedule allows. Here is what to know about each.

Fall: The Ideal Window (September to November)

Fall is the gold standard for sod installation in the Lower Mainland, and most professional landscapers will recommend it as the first choice. Here is why:

Why Fall Works Best

Soil is still warm from summer. Warm soil encourages root growth even as air temperatures cool. Sod roots establish fastest when soil temperatures are between 10 and 18 degrees Celsius, which is exactly where Lower Mainland soil sits in September and October.
Rain does the watering for you. Once the fall rains arrive (usually mid-October), you can dramatically reduce or eliminate manual watering. The rain is gentle and consistent, providing exactly the kind of moisture sod needs without the risk of overwatering.
Less heat stress. Summer heat is the biggest killer of newly laid sod. Freshly installed sod has no root system, so it cannot draw water from the soil. In July and August, even twice-daily watering may not keep up with evaporation. In fall, this is not a concern.
Fewer weeds. Most weed seeds germinate in spring. By installing sod in fall, your grass gets a head start before the spring weed flush. By the time dandelions and clover try to establish in April, your sod has a dense, established root system that crowds them out.

In early November, shorter days and cooler soil slow root establishment, though sod can still be installed successfully through mid-November in most years. Spring: The Second-Best Window (March to May)

Spring is the other strong option for sod installation in Metro Vancouver. If you missed the fall window or your landscaping project runs through winter, aim for spring.

Active growing season ahead. Grass enters its most vigorous growth phase from April through June. Spring-installed sod takes advantage of this energy to establish roots quickly.
Natural rainfall tapering off. March and April still provide enough rain to supplement watering, reducing your water bill. By May, you will need to water regularly, but the sod should have some root establishment by then.
Longer days. More sunlight hours mean more photosynthesis, which means faster establishment. Spring sod typically roots in 3 to 4 weeks under good conditions.

Spring Timing Details

The ideal spring window is mid-March through late April. Early March can work in mild years, but cool soil slows initial rooting. By May, you are racing against summer heat, and you will need to commit to a strict watering schedule. Avoid installing sod after mid-May unless you have reliable irrigation in place.

Spring Challenges

Soggy soil. The Lower Mainland often gets heavy rain in March. If your yard is waterlogged, grading and soil prep becomes difficult. You may need to wait for a dry stretch before the crew can work.
Weed competition. Spring is weed season. Spring-installed sod faces immediate competition from dandelions, clover, and annual grasses. Make sure the soil prep includes removing all existing vegetation and roots.

Summer: Possible but High-Maintenance (June to August)

You can install sod in summer, but it requires significantly more effort and water to succeed. If your project timeline demands summer installation, here is how to manage it.

Summer Challenges

Heat stress is the primary risk. Freshly laid sod with no root system loses moisture rapidly through its leaves on hot days. Even one missed watering session can cause irreversible damage. On days above 25 degrees Celsius, new sod can dry out within hours.
Water consumption is high. Plan to water 2 to 3 times daily for the first 2 weeks, then once daily for the next 2 weeks. A 1,000 square foot lawn installed in July will use roughly 15,000 to 20,000 litres of water in the first month. That is a significant water bill and may conflict with municipal watering restrictions.
Installation timing matters. If you do install in summer, schedule the sod delivery for early morning. The sod should be on the ground and watered before noon. Sod sitting on a pallet in the sun deteriorates quickly. Same-day installation of every roll is critical.

Summer Tips for Success

Water immediately after each section is laid. Do not wait until the whole yard is done.
Install temporary shade cloth over the sod for the first week if possible.
Avoid walking on new sod for at least 3 weeks.

Winter: The Off-Season (December to February)

Winter sod installation is not recommended in the Lower Mainland, though our mild climate makes it technically possible in some circumstances.

Why Winter Is Risky

Root growth stalls below 5 degrees Celsius. While our winters are mild compared to the rest of Canada, soil temperatures in December through February hover between 3 and 7 degrees Celsius. Root establishment is extremely slow, leaving the sod vulnerable to shifting, lifting, and washout.
Waterlogging. December and January are our wettest months. Sod laid on saturated soil sits in standing water, which suffocates the roots and promotes fungal disease. Clay soils in Surrey, Delta, and Richmond are especially prone to winter waterlogging.
Frost events. While uncommon, the Lower Mainland does get occasional frost and even snow. Frozen sod cannot root, and frost heave can lift newly laid rolls off the soil surface.

When Winter Installation Can Work

If you must install sod in winter, the best conditions are: a well-drained site (sandy or loamy soil, not clay), a period of mild weather (daytime highs above 8 degrees), and a location with good sun exposure. Even then, expect the sod to take 8 to 12 weeks to root instead of the usual 3 to 4 weeks.

How to Prepare Your Yard for Sod Installation

Regardless of when you install, proper soil preparation is the foundation of a healthy lawn. Skipping these steps is the most common reason sod fails to establish.

Step 1: Remove Existing Vegetation

Strip the old lawn, weeds, and debris down to bare soil. A sod cutter makes this fast for large areas. For smaller areas, a flat shovel works. Do not lay new sod over old grass — it will not root properly and the old vegetation will decompose underneath, creating air pockets and uneven settlement.

Step 2: Grade and Level

The soil surface should slope gently away from your house (1 to 2 percent grade) to direct water toward your drainage system or the street. Fill low spots and remove high spots. A long screed board or landscaping rake helps achieve a smooth, even surface.

Step 3: Amend the Soil

In the Lower Mainland, most yards benefit from adding 2 to 3 inches of quality topsoil or compost before sodding. This is especially important if your existing soil is heavy clay (common in Burnaby and New Westminster) or compacted from construction traffic. Rototill the amendment into the top 4 to 6 inches of existing soil so the new and old layers blend.

Step 4: Compact Lightly and Water

Roll the prepared soil with a half-filled lawn roller to firm it up without over-compacting. Then water it lightly to settle any air pockets. The final surface should be about 1 inch below the level of adjacent sidewalks and driveways so the sod sits flush when installed.
