Two Materials, One Question: What Survives BC Weather Best?

When homeowners across the Lower Mainland plan a new patio, the decision usually comes down to interlocking pavers or poured concrete. Both are proven materials. Both can look great. But BC's climate — 1,200 mm of annual rainfall, freeze-thaw cycles in colder winters, and relentless moss growth — tests patio surfaces harder than most regions in Canada. The material you choose determines how your patio performs five, ten, and twenty years from now.

Here is an honest comparison based on hundreds of patio installations we have completed across Surrey, Burnaby, Coquitlam, and the surrounding cities.

Cost Comparison: Upfront and Long-Term

The initial price difference between pavers and poured concrete is closer than most people expect:

Poured concrete: $8-15 per square foot installed, depending on finish (broom finish is cheapest, stamped or exposed aggregate costs more).
Interlocking pavers: $12-25 per square foot installed, depending on paver style, pattern complexity, and base preparation.

However, the long-term cost picture reverses. Concrete patios that crack (and in BC, most eventually do) require full section replacement. You cannot patch poured concrete invisibly. Pavers, on the other hand, allow individual unit replacement — a $50 repair instead of a $2,000 section pour. Over a 20-year period, pavers often cost less to maintain than concrete.

How Each Handles BC Rain and Drainage

Drainage is the single most important factor for any hardscaped surface in the Lower Mainland. With 166+ rainy days per year, water management is not optional.

Poured concrete is a monolithic surface. Water runs off the edges, and if the slab was not poured with proper slope (minimum 1-2% grade away from your home), water pools on the surface. Standing water in BC means moss, algae, and a slippery surface within months. Worse, if drainage directs water toward your foundation, you are looking at basement moisture issues and potential structural damage.

Interlocking pavers have joints between each unit. Standard polymeric sand joints allow minimal water passage, but permeable paver systems (with open-graded aggregate base) can drain water directly through the surface. This is increasingly important as municipalities like Vancouver and Surrey tighten stormwater management requirements for new construction and renovations. A properly installed paver patio with good base preparation and edge restraint drains more effectively than poured concrete in almost every scenario.

Freeze-Thaw Performance

The Lower Mainland does not experience the extreme freeze-thaw cycles of the BC Interior or Eastern Canada, but cold snaps in December through February do happen. When water trapped in or under a surface freezes and expands, it creates pressure that damages rigid materials.

Poured concrete is rigid. When the ground beneath it shifts during freeze-thaw, the slab cannot flex. The result is cracking — hairline at first, then widening over seasons. Once a crack forms, water enters, freezes inside, and accelerates the damage. Reinforcement (rebar, wire mesh) slows cracking but does not prevent it.

Interlocking pavers are a flexible system. Each paver sits independently on a compacted base, and the joints between units absorb minor ground movement. Pavers do not crack from freeze-thaw. If one unit does settle or shift, you lift it, re-level the base, and reset it. This is why pavers dominate in commercial applications where freeze-thaw cycling is a given.

Appearance and Design Options

Poured concrete offers several finishing options: broom finish (textured, non-slip, utilitarian), exposed aggregate (decorative, good traction), stamped concrete (mimics stone or brick patterns), and stained concrete (colour added to surface). Stamped and stained concrete look impressive when new but tend to show wear patterns within 5-8 years as the surface coating fades or peels under BC's UV and moisture conditions.

Interlocking pavers come in dozens of shapes, colours, and textures — from classic brick-look to modern large-format slabs. The colour goes all the way through the paver (not just a surface coating), so they maintain their appearance much longer. Patterns like herringbone, running bond, and random ashlar create distinct looks. You can mix paver styles and colours for borders, inlays, and custom designs that poured concrete simply cannot replicate without stamping.

Both surfaces require regular cleaning in BC. Moss grows on everything here. The difference is that paver maintenance is modular and affordable, while concrete maintenance escalates as the slab ages.

Lifespan: How Long Each Lasts

Poured concrete: 25-30 years before major cracks require full replacement. Cosmetic deterioration begins at 10-15 years for stamped and stained finishes.
Interlocking pavers: 25-50+ years. The pavers themselves last indefinitely — the base beneath them determines lifespan. A properly engineered base (6-8 inches of compacted gravel in BC conditions) gives pavers a functional life that outlasts poured concrete by a significant margin.

Which Is Better for BC? Our Recommendation

For most Lower Mainland properties, interlocking pavers are the better long-term choice. The flexible system handles ground movement, the drainage is superior for our rainfall, and the maintenance model (replace individual units) is far more practical than the concrete model (replace entire sections).

Poured concrete still makes sense in specific situations: narrow walkways, utility pads, and areas where budget is the overriding concern and appearance is secondary. Exposed aggregate concrete is also a reasonable choice for driveways where a monolithic surface is preferred.

Regardless of material, the quality of what is underneath matters more than what is on top. A paver patio on a poorly compacted base will fail just as fast as a concrete slab with no reinforcement. Proper excavation, gravel base, compaction, and drainage design are non-negotiable in BC's wet climate.
